In consideration of information furnished to me of the above places of business as being available for sale, I agree that should I buy or come into possession of any of the above places of business without dealing through your office, I agree to pay you, on demand, the commission which you would have received from the seller had I dealt or purchased through your office, which commission I understand is ten percent of the purchase price.
